The Garden Residences of Avondale is a landmark site located at one of the most prominent intersections within the City of Toronto and the Greater Toronto Area. Avondale is a 25-acre, 2.5 million square foot, mixed-use, urban village located at the northeast corner of Yonge Street and Highway 401. Its location makes it an anchor site to the North York commercial and office corridor along Yonge Street and acts as a gateway to the area. The site enjoys direct access and prominent visibility from both the eastbound and westbound lanes of Highway 401. The MBTW Group developed a detailed Concept Master Plan that both complemented the surrounding area and created a distinct sense of place for the new urban village. Along with existing zoning, the Concept Master Plan and associated urban design guidelines form the framework for developing each of the parcels within the neighbourhood. The plan and guidelines ensured that individual components of the plan blend harmoniously with the unified community vision.
MBTW also completed the design and implementation of all public realm landscapes inclusive of the central park square. WAI provided Architecture Design Guidelines for all buildings in the community.
