About the Project
The York Downs Community is a master planned residential project located in Markham, Ontario. Situated on the grounds of the former York Downs Golf and Country Club, this expansive community spans 168.58 hectares to create a vibrant residential neighborhood. Designing this community, the team was committed to delivering a walkable and sustainable community that integrates seamlessly with the surrounding area.
Nestled in the heart of Unionville, Markham, the York Downs Community is bordered by 16th Avenue to the south and the existing Angus Glen Community to the north, with Warden Avenue to the west and Kennedy Road to the east. The subject lands boast remarkable natural heritage features, including a central greenway system creating two distinct neighborhoods.
Located at one of the major gateways to the community and along the southern urban edge of 16th Avenue is a vibrant mixed-use development catering to diverse community needs through incorporating commercial retail spaces and a potential place of worship. This prime location benefits from existing city transit infrastructure as well as easily accessible and connected by the new community’s overall active transportation system.
A central feature of the Community is its large preserved and enhanced greenway system, carefully designed to support wildlife, biodiversity, and the natural environment while sensitively integrating a trail system that provides connectivity to the City’s existing trails master plan. This commitment to sustainability encompasses access and mobility, ecosystem integrity, and energy and climate considerations. Within the community, we aim to create neighborhoods that are sustainable, inviting, and safe. Our sustainable neighborhood development objectives prioritize individual health, shelter, food security, water efficiency, and energy and climate.
The Community includes a well-designed network of streets and trails that ensures legibility, walkability, and connectivity, featuring defined edges and roundabouts at key wayfinding locations. The housing mix incorporates special building forms and varying densities within a variety of types and tenures, contributing to market attainability. Neighborhood amenities, such as parks and a school, enhance the quality of life for residents and are purposefully situated at convenient and key community location.
